Concrete polishing is one of the hottest finishes available for concrete.  It is durable, low maintenance and stunningly beautiful.

Polishing concrete floors is a simple process…if you know what you are doing and have the proper equipment.  These are huge “ifs.”

  •  Step 1:  Grind the floors.  This step removes any existing floors coatings, tile, adhesive, carpet or anything else that needs to be gone.  We do this using diamond grinders with built in vacuums to control the dust.  We grind the floors using gradually finer diamonds until it’s time for dye and polish.concrete polishing, acid staining, concrete staining, epoxy flooring, ceramic carpet
  • Step 2:  Add concrete dyes and concrete densifiers.  The dyes add color.  The densifiers seal and harden the concrete so that it can be polished to a flawless shine.  Without densifiers, the concrete would remain chalky and never hold a shine.
  • Step 3:  Start polishing.  This is when we switch the diamonds to polishing heads.  By using different heads, we can achieve different and custom sheens.  Once the concrete is polished, the dye is sealed and the concrete is durable, UV proof and liquid proof.

While this sounds easy, this is hard and labor intensive work that requires skill and experience working with concrete and other masonry substrates.

Sherwin Williams Eminence Review

As a high end painting company in Atlanta, we like to use the best quality paints and coatings on our projects.  Part of using the best products is always trying and testing new products.  Sherwin Williams helps this process by giving us demo products to use and provide professional feedback.

Today, we are reviewing Sherwin Williams’ Eminence.  Eminence is a high performance, interior ceiling paint.

We used to use ProMar 200 flat on ceilings until recently, when the 0-VOC reformulation rendered a flat with high angular sheen.  Having any sheen associated with your ceiling is asking for trouble due to the typically mediocre drywall work on ceiling.

Choosing the “right” ceiling paint can be challenging.  You don’t need any durability because ceilings get no traffic.  Your first instinct is “get the cheapest flat paint they have.”  This can cause problems because the cheap paints look cheap and have an ugly finish.

So what do you do?

Use Eminence.

The Upside:

Eminence is an acrylic latex paint which gives it low-VOC and water clean up properties.  It comes in a clean, bright white.  Eminence is a thick, sticky paint that prevents it from misting paint all over the painter and floor.

Upon drying, Eminence reveals an exceptionally smooth and flat finish.  This finish does a fantastic job hiding tapes lines and other substrate imperfections common with ceilings.

The Downside:

Eminence’s only drawback is it’s perceived cost.  We painters are used to getting our ceiling paint cheap; like $10/gallon. When you pay nearly $30/gallon for ceiling paint, it is tough to swallow.  However, the finished product speaks for itself so I guess we must revert to the old adage, “you get what you pay for.”

The Verdict for Eminence high performance ceiling paint is…Awesome!

I love this product, my painters love this product, and most importantly, my clients love this product.  Eminence’s ease of application and outstanding performance makes it worth the extra money it costs.  Hopefully, Sherwin Williams will give us some special pricing after reading how much GreenWave Solutions loves their Eminence coating.

How to Remove Stubborn Stipple Texture

As the best painter Sandy Springs has to offer, GreenWave Solutions gets involved in all kinds of cool and challenging projects.  One service that we have had many recent requests for is ceiling smoothing.  This includes both popcorn texture and stipple texture.

As a construction professional, I loathe both of these finishing systems because I know builders use them.  Textured drywall finishes are used to hide shoddy drywall finishes.  Drywall has 6 different levels of finish and here is a brief description of each:

  • Level 0:  Boards simply hung with no tape or mud.
  • Level 1:  Drywall and hung and taped, but the tape isn’t covered with joint compound.  Boards may have unfinished tool damage.
  • Level 2:  Boards hung, tape embedded in joint compound and screw holes are mudded.
  • Level 3:  Boards hung, tape and fastener heads embedded in joint compound, excess joint compound wiped clean.
  • Level 4:  Same as level 3, with two coats of drywall compound on fastener heads, tapes and other imperfections.  Then sand joint compound.
  • Level 5:  Same as level 4 plus a skim coat of joint compound on all drywall and full sanding.

For ceilings and walls with a textured finish, such stipple, popcorn, knockdown or orange peel, you stop at level 3.  You can stop at level 3 because the texture is applied to cover the incomplete drywall finishing.

Typically, popcorn and stipple texture come off from ceilings quite easily.  However, when you run into a stubborn batch of texture, it is going to be a long project.  We ran into this on a project just a few weeks ago.

GreenWave Solutions was contracted to do stipple texture removal on a Alpharetta interior painting project.  After we finished covering walls and floors, the crew began removing the stipple texture.  They did the normal process of applying warm water onto the texture and scraping it off.

It wasn’t coming off without taking the drywall with it.

When I came to the house to check everything out, the first thing that noticed was that the ceilings were badly mangled with paper torn from the gypsum boards.  I told my operations manager, “Dude, Luis and the guys are going to have a long with this.”

After finding the guys through the maze of plastic sheeting, I was greeted with “This stuff doesn’t want to come off, man.”

My project manager, Luis, is as good of a PM there is and an excellent problem solver.  Had already Googled “how to take down ceiling texture” because this was worse than anything we had encountered in our 8 years working together.  He learned that by adding fabric softener to the water, it helps soften the texture compound.

It helped, but not enough.  After 2 days of fighting with this texture, Luis had enough and brought in the heavy artillery.  He went to Sunbelt and rented a commercial drywall sander with a vacuum attachment.  These Porter Cable drywall sanders is what I used to sell to huge drywall outfits to finish hotels and casinos in my days at Sherwin Williams.  My clients used these machines during the construction of places like Atlantis in Bahamas, The Wynn in Vegas, The W and Terminus in Atlanta.

We were using this on a 2500 square foot house.

A month ago, I would have told you using a commercial drywall sander for stipple texture removal was overkill.  Now, I have a new trick up my sleeve.  For less than $100/day, I can outfit my guys with a machine that does 4 hours of work in 20 minutes.

Once we got the ceilings smooth, we painted them and had another happy client.

Although this story has a happy ending, it isn’t all rosy sunshine.  There is no easy short cut to removing textures from walls and ceilings.  It is hard and labor intensive.  You have to have a strong neck to look up at a ceiling and work from a ladder above you head for 5+ days.

Product Review: ProMar 200 Waterborne Alkyd

Water based Alkyd?

That’s impossible, isn’t it?  Apparently not.  Sherwin Williams released its line of water based alkyds about a year ago and they are pretty amazing.

Based upon my chemistry background, I’m pretty sure that these products are not true alkyds.  I deduce this from the fact that water is both the solvent and reducer for these products.  I think that the moniker “water based alkyd” means “alkyd performance from a waterborne coating.”

We have used both the ProMar 200 and ProClassic water based alkyds.  I am reviewing the ProMar line because my painters reported better results from it.

Inside the can…

Upon opening the can of ProMar 200 wb alkyd, you will notice a smooth textured coating and a mild, sweet smell – like banana Laffy Taffy.  Because we have only been using this product on trim, we have not poured it into a roller pan.  We have either brushed or sprayed it from buckets.

Application characteristics…

ProMar 200 WB alkyd has a thin body.  It loads into your brush very nicely.  It releases smoothly and evenly.  For a thin bodies coating it covers well.

Another advantage of this coating is its adhesion.  ProMar 200 WB alkyd can be applied onto minimally prepared oil paints without needing a primer.  You should give the existing oil some profile by either scuff sanding or liquid deglosser.

The one pitfall that I saw was the urge to apply it too heavy or over working it.  It levels extremely well for an acrylic coating.  In order to avoid any runs or brush marks, apply it at a normal thickness and go.  The paint does the rest.

The finish…

The cured finish of ProMar 200 WB alkyd it what makes this coating so impressive.  It dries to a smooth, hard block resistance finish like an alkyd.

The Verdict…

I love ProMar 200 WB alkyd.  For the price, it’s top of its class.  It’s application, performance and finish are all comparable to a true alkyd, without the smell, slow dry time and messy clean up.  I recommend this for trim, doors, windows and cabinets.  (Note:  This product is for interior use only).

Product Review: ProMar 200 0-VOC Interior Paint

The ProMar line is one of Sherwin Williams flagship contractor brands.  Centered on overall value, the Promar line offers great application and performance characteristics at very competitive prices.  Sherwin Williams has numerous products within the ProMar brand; 200, 400, 700, alkyds, acrylics, lacquer undercoater, and even the new waterborne alkyds.

This review is about ProMar 200 0-VOC interior latex.  ProMar 200 is the highest quality coating in the ProMar line (400 and 700 are lower quality.  It’s like golf, the lower numbers are better when dealing with ProMar).

ProMar 200 has been in Sherwin Williams’ arsenal for a long time – at least 15 years.  This paint has been the contractor’s choice when he needs a good “all around good product.”  The iconic 200 line got an upgrade a few years ago.  Sherwin Williams put ProMar 200 on steroids and released ProMar 200 0-VOC.

200 0-VOC offers these enhancements:

  • 0-VOC resin formulation
  • Improved hide
  • Better leveling
  • Compatibility with 0-VOC colorants
  • Improved durability

 Inside the can:

Upon opening a can of 200 0-VOC, the first thing that you will notice is the smell; or lack of it.  This is what ‘0-VOC’ means in English.

The paint’s body is normal; not unusually thick or thin.

Application:

ProMar 200 0-VOC applies easily.  It releases from the brush or roller well without much drag.  What I like most about it is that it comes in an ultra deep base and has incredible hide.  Hide refers to how well it covers existing colors.  Coverage refers to how much surface area it covers per gallon.

200 levels nicely and dries to a smooth, durable finish.

Pricing:

Pricing can be misleading in our reviews.  Because GreenWave Solutions is the best painter Atlanta has, we get outstanding pricing from Sherwin Williams.  Our pricing, along with ProMar 200 0-VOC outstanding performance makes it one of our favorite products when clients want a great job at a lower price.

Product Review: DeckScapes Revive

Within the last decade, cedar shake became a popular building material for high end homes.  Cedar is a beautiful wood, however; it does have some drawbacks.  The most noticeable is it’s high tannin content.

From a practical and chemical standpoint, cedar tannin are beneficial.  Tannin protects the wood from water, UV light, and even insects.  From an aesthetic standpoint, tannin causes ugly stains.  You can read about this in more detail in our “How to clean and stain cedar.” article.

This article is a review for Sherwin Williams’ DeckScapes Revive product.  We have used Revive on several jobs this year with fantastic results.

Revive is an oxalic acid solution.  It is easy to apply and relatively non-toxic when compared to other acids.

When applied per the manufacturer specifications and pressure washed off, Revive will remove even the most stubborn tannin stains in cedar, redwood and any other type of wood.

Revive costs between $20-$30/gallon and covers approximately 150 ft2 depending upon the wood’s roughness and porosity.  If you have an entire home that needs treatment, this can get expensive.  However, there are no alternative options as effective as oxalic acid for this application.

DeckScapes Revive is an excellent product for preparing wood prior to staining.  I recommend this product.

How to Make Cedar Shake Look New Again

Anyone who has stained cedar on their home knows exactly what I’m talking about; those nasty black or gray stains that “magically” appear all over the place.  If you are a do it yourselfer or asked an uninformed contractor, you may have heard this was mold, mildew, or dirt.  Then the next rational step is to clean these stain with bleach or trisodium phosphate (TSP). That won’t work.  All that you are going to do is hurt the cedar by hitting it too hard with a pressure washer.  So, does this mean that you are sentenced to living with black stains on your once beautiful cedar shake?

Nope.

These stains are not mold, mildew, or dirt.  They are tannin stain.  Cedar is a very resinous and tannic wood.  That is why it smells so nice and repels insects.  Tannin stains are not destructive or damaging to the wood; they are just ugly.  But ugly is nearly just as bad as destructive when it affects where you live.

How do you remove these ugly tannin stains so that you can restain your cedar to restore its natural beauty?

Oxalic Acid.  Our painters in Sandy Springs use Sherwin Williams’ DeckScapes Revive.  While this product is easy to use, it must done correctly to avoid damaging the wood or causing problems with the staining process.  Here’s how to do it:

  1. Apply the DeckScapes Revive directly to the stained areas of the wood.  Do not thin it or cut it.  You can apply it with a pump sprayer, brush or roller.  Only apply it to an area that you can manage.
  2. After applying the Revive.  What 10-15 minutes.  DO NOT LET IT DRY!  I don’t know what happens because I’ve never let it dry, but the manufacturer is adamant about it.
  3. Pressure wash the wood as you normally wood.
  4. Let the cedar dry for 24 hours before applying your stain.  The picture above was stained using DeckScapes Alkyd Cedar Toner.

The results will be nothing short of amazing.  The black stains will be gone and the cedar will be wood color again.  After you let everything dry for 24 hours, you can stain your cedar.  I like using oil-based toners for this application.  Sherwin Williams and TWP make my favorite toners.

Disclaimer: The following rant is me venting about loser builders.  I have had several run ins with shady builders and general contractors.

As painters, we understand the frustration of having a professionally done painting project not look as good as it should because of shoddy drywall hanging during construction.  I’m not going to mince any words.  80% of new construction builders are cheap and dishonest.  They cut corners and only care about money.  They only care if their product lasts one year so that they aren’t liable for any warranty work.  That’s why you see so many homes with flat paint and textured ceilings.  These are both tricks that new home builders use to mask mediocre work until the house is sold and they get paid.  Fortunately, the recession put most of these unethical companies out of business.  Now that I got that off of my chest we can get back on topic.

What to Look for in a Great Painting Company

There are many factors you should look for when choosing a paint company for interior and exterior projects.  GreenWave Solutions is going to begin writing a series of articles discussing what to look for when hiring a paint contractor.  Our first topic discusses paint company websites.

When meeting a new individual first impressions are very important, the same goes for a company’s website.  The website, for the most part, is going to be your first impression of the company and the of quality of work they bring to painting interiors and exteriors.  The website should be viewed as the contractors office.  You should feel welcomed and impressed by what you see when visiting.

The content of the company’s site is very important.  Is the website clean, organized, easy to navigate, helpful, etc?  All of these are key factors to think about when considering if you want to contact the company for an estimate or quote for the project you need completed.

Overall, the company website should be representative of the quality of work they provide, the people they hire, and the professionalism they will bring to your home project.  Make sure you do your homework and visit several websites before choosing the right paint company for the job.

Pros and Cons of Painting with Dark Colors

When I do both paint estimates and color consultations, I find that many people are intimidated by dark colors.  I understand that dark colors may seem scary because of all the things you hear people say about them –

“They make rooms look small”

“They can make rooms too dark”

“You have to use too many coats and it’s too hard”

“They are hard to match”

These are reasons I hear people use for not wanting to use dark colors when painting.

While all of these statements can be true, they are not always true.  If you know when, where, and how to use dark colors you can enjoy the beauty and benefits of them.

Dark colors are cool because they are more bold and expressive than lighter ones.  They are, however, more difficult to use.  No pain, no gain, right?  Let’s discuss how to minimize the pain.

First off, painting is not permanent.  You aren’t choosing a tacky spring break tattoo, you choosing a paint color.  Worst case scenario, you have to repaint.  So the stakes aren’t really that high.

Now that we have everything in perspective and no one is worried about destroying their house with a dark color, let’s discuss places where dark colors can always work.

  • Powder Rooms – Who cares if it’s dark in a powder room?  It is supposed to be tranquil and serene.  And I am leery of anyone who needs a ton of light for whatever they’re doing in there.
  • Dining rooms – Dark colors like reds and blues can evoke hunger or passion.  That is why they can work really well in dining rooms and…
  • Bed Rooms – Bed rooms can be tricky.  If your bed room doubles as a work space or family area, then you probably should stay neutral.  But if you have large or private bed room, dark colors are conducive to bed room activities.
  • Libraries – Not all homes have libraries or studies, but if you do have one, then you should explore dark colors when painting them.  These rooms usually will have judges paneling or wainscoting which can add to the beauty of these areas.

Now that you know where dark colors are appropriate to use, we will discuss when to use them.

Whenever you want.  That is the beauty of painting in your home – you can do whatever you want.  It looks good if you like it, Shallow Hal!

I want to address the limitations of dark colors.  These are the cons of using dark colors:

  • They don’t touch up.
  • They show wall imperfections, lap marks, and bad drywall finishing much more than light colors.

These limitations are real.  If you have kids or animals that are going to abuse the wall, then I don’t recommend dark colors.  If you have poorly hung or finished drywall, I don’t recommend dark colors.

Now that you know a little bit more about dark colors, I hope that you are feeling bold and ready to make a room in your house look like a magazine picture.

I do have one trick up my sleeve that makes using dark colors easier.  Sherwin Williams’ Color To Go quarts.  For $5, you can get a quart of sample paint in any color of the rainbow.  Buy these and use them.  Also, look at the color during morning, afternoon, and night.  Dark colors can change their appearance based upon natural light, artificial light, and shadows.
